ABOUT MAKING WAVES FOUNDATION
Making Waves Foundation is a nonprofit located in Richmond, California. -has supported historically underrepresented and underserved students in pursuing their college graduation and career goals for more than 30 years. The foundation supports Making Waves Academy, a public charter school in Richmond, California, educating more than 1,100 students, and leads a college success program, which provides coaching, scholarships, financial and career support for more than 500 college students as well as a network for more than 500 Wave-Maker alumni.
Making Waves Foundation (MWF) owns an 8-building campus on 20 acres in Richmond occupied by Making Waves Academy (MWA). MWF also owns its own headquarters building nearby, as well as surplus properties in Contra Costa County that are in the process of being sold.

Reports To: Vice President, Real Estate & Facilities -
Supervises: 1 Maintenance Technician, Vendors, Contractors -
Position Summary -
The purpose of this position is to provide facilities supervision and oversight of our Making Waves Academy campus property. -Success in this role means consistently delivering site services that enable our employees, faculty and students to do their best work in a space that supports their needs. -This role is charged with the day-to-day implementation of maintenance procedures, programs, and workplace deliverables in service of a first-rate and well-managed school. -This is an On-Site role with some hands-on work. -
Effective July 2023, we will be launching a new Facilities brand that integrates our Making Waves Foundation offices with our Making Waves Academy. This initiative aims to provide excellent facilities services so that students and faculty are able to benefit from a safe, efficient, and excellent school facility. The Facilities Manager will be directly responsible for the day-to-day implementation of this work and the establishment of an excellent team brand. -
Position Responsibilities -


  • Respond positively and promptly to requests from campus leadership and faculty. -
  • Establish a positive presence and excellent brand of the Making Waves Integrated Facilities Services team at the campus. -
  • Co-manage the implementation of ongoing building system repairs and upgrades. -
  • Acquire quotes, bids, estimates as necessary. -
  • Manage Facilities Operations budget and track spend against the budget. -
  • Perform regular verification to confirm vendors are performing work as defined in the contract. - -
  • Document, record, trend all verification discoveries. -Bid out contracts as necessary. - -
  • Verify that vendor and supplier invoices match contract pricing. - -
  • Confirm completion of work or delivery of all supplies prior to approving invoices for payment. -
  • Manage/Report on SolarWinds (helpdesk ticket system) volumes, responses, sourcing and ticket resolution. -
  • Support and track building systems using current software platforms (for HVAC, Solar, Fire-Life-Safety, Lighting Controls, etc.) -Drive improvements when possible. -
  • Train and motivate staff and conduct performance evaluations of vendors through a vendor business review process. -
  • Be thoroughly familiar with vendor agreements/contracts and all requirements contained therein. -
  • Monitor and ensure that vendors/contractors comply with all insurance and other qualifications. -
  • Inspect the buildings and school grounds on a regular basis and prepare the appropriate standard property inspection checklist to include building roofs, HVAC, etc. - -
  • Maintain excellent building maintenance and appearance. -
  • Act as the primary contact and be on-call as needed 24/7 for critical property management issues on campus; respond to emergency/urgent calls and be on site as dictated by the incident or event. -
  • Seek out and identify opportunities for process improvement and innovative solutions to enhance overall service delivery. -
  • Support and partner with all facilities initiatives related to campus safety and security. -
  • Maintain and update as-built construction drawings and specifications for campus buildings and grounds. -
  • Effectively lead project management and stakeholder communication related to the day-to-day facilities operations at the Academy. -
  • Manage maintenance tech in support of tickets; Review and provide guidance to maintenance tech -
  • Perform other duties as assigned. -

    Qualifications & Skills -

    • 4-7 years of prior experience with a strong preference for candidates with a depth of experience as facility managers
    • Ability to manage vendors. -
    • Ability to read construction drawings, schematics, and equipment specifications. -
    • Must have strong organization, follow-through and work collaboratively with others. -
    • Strong written and verbal skills. Ability to understand and carry out specific written/oral direction. -
    • Positive, innovative approach to problem solving. Presents ideas in a clear, concise, understandable, and organized manner and have the ability to multi-task. - -
    • Proven ability to work independently, perform well under the pressure and adapt well to change. -

      Compensation & Benefits -

      • A competitive base salary range of $75,055-$101,545 based on requisite work experience and performance during the interview process. In line with our commitment to equity, fairness, and transparency, we have adopted a no salary negotiation policy. -
      • 51 total days off per fiscal year (a combination of company-paid holidays, vacation, sick, and personal time) -
